Eagle Springs is a master planned community in Humble, Tx located approximately 20 minutes from downtown Houston, in the Atascocita area, beginning just off of Atascocita Rd. and Will Clayton Parkway. Placing Eagle Springs near numerous main arteries running through the Northeast quadrant including, Hwy 59, The FM 1960, and Beltway 8. In addition to easy access to the majority of the Houston metro area it is also located very close to a park and ride with bus service to downtown Houston. In addition to Eagle Springs’ prime location it offers a wide variety of neighborhood amenities.

With 23 acres devoted to shopping and medical facilities along with 140 acres set aside for recreational activities. The recreational facilities are made up by the athletic club and sports complex, the island club at Lake Montage, parks, Greenbelts and running trails.

The above chart is a plot of the median home sale price for the Eagle Springs subdivision devided by the median square footage. This is the most accurate way to determine appreciation rates next to complicated indexes. It grants a slight advantage on simply using the median home sale price for tracking housing appreciation.

Median Home sale Price

The median home sale price is the most commonly used statistic to track home appreciation rates but it tends to be sensitive to shifts in buying habits of new homes. This sensitivity is very obvious when looking at the above graph and that is why I provided the first graph that corrects for changes in square footage of the homes sold.

Average Home Sale Price

The above graph shows the average home sale price plotted against each years sold data since 2002. You will often hear it quoted as an indicator of home appreciation trends. It is my least favorite because it is sensitive to the same changes in buying habits as the median home sale value and it also gets swayed by abnormally expensive homes that are sold. I would strongly suggest that your decisions should be made based on the first graph which corrects the median home sale value for changes in home buyer’s purchasing habits.

Athletic Club & Sports Complex

The flagship amenity is the Athletic Club and Sports Complex which is a 15 acre master activity center, having a 3,800-square-foot Clubhouse, two soccer fields, a youth playground, two baseball fields, tennis courts, sand volley ball court, fitness center, Olympic sized pool, and a fulltime activities coordinator who organizes the book club and scrapbooking activities along with other events.

The Island Club at Lake Montage

The Island Club at Lake Montage is the swim seasons’ main attraction at Eagle Springs, with a swimming pool featuring a water park and slide. Staying true to the name, an island landscaped with palm trees and fountains wanders out into the pool, providing a place to sunbath. Adding to the swim season options is a picnic pavilion and granite memorial wall, engraved with famous quotes about trees and nature.

Parks

The Eagle Spring master planned community has numerous parks with the main stays being Town Green and Eagle Park. A number of other pocket parks are located throughout the greenbelt and walking trail system found all across the community. Some of the other parks include Natchez Park, having a series of multi-tiered decks under the trees providing a great place for family parties. Butterfly Park has a set of year round flowers planted to attract butterflies. Signs can be found explaining how butterflies use each of the plants for nectar or larval food. English Garden is situated against Lake Montage providing the perfect backdrop for taking photos.

Greenbelts

The entire community is filled with greenbelt trails meandering throughout the community providing a place for running, biking or hiking. The trails are accented with benches arbors and connect all the residential neighborhoods to the Eagle Springs Elementary School and amenities such as the Athletic Club and the largest of the community’s parks.

Lake Houston YMCA
Serving the Humble area for 10 years now, the Lake Houston YMCA offers a full slate of sports, wellness and social activities for members of all ages. The YMCA has a complete fitness center, where members can work out on their own or with a personal trainer. Group exercise offerings include spinning, aerobics, Pilates, yoga and much more.
The YMCA also offers Child Watch and Kid Watch services, along with Before and After School programs. Youth sports programs are designed to provide young children with positive experiences in sports including soccer, flag football, volleyball, basketball and baseball.
