Thanks for asking. The ERA program works a bit different then what you see being taught by Craig Proctor or some of the other gurus out there. Most of those agents only offer a rediculous percentage of the homes value or worse they will only offer what they say is the market value. The ERA corporate program has some requirements for the seller to be added to the program. First the home must have a home inspection to assure that nothing is wrong with the home that could kill a deal. Next the home must have an apprasial done but the home owner gets to pick the apprasier. The home owner is not allowed to list the home more than 5% above the apprasied value. The program is only offered on owner occupied homes and the seller must use a ERA agent to purchase their future home. The final requirement is that the seller must listen to the stagging suggestions made by the SSP certified agent.
Not all agents in the ERA franchise are allowed to offer the program as it requires special training. In the end I think it is a very fair program and very helpful for the seller who is trying to make a move up purchase, down sizing or relocating to a new area. In addition everything is put in writting and it is backed up by a major corporation with deap pockets and not by a fly by night agent.
Given the state of the real estate market, is this program still being offered?
Yes we are stilling doing the guaranteed home sale program. There are some limitations but for the most part the objective is to sell the home and never have to purchase it. The point of the program in the end is to put our money where our mouth is.
